Riechers Spence & Associates was in charge of design and processing for this 38-acre shopping center. Construction plans for $4.5 million of on-site improvements required an accelerated schedule and extensive EIR requirements, storm water treatment measures and ponds. We completed our plans in three and a half months and obtained approval from the City two months later with commendations for completeness of drawings submitted. The off-site work design consisted of plans for 4,000 feet of CalTrans roadway modifications, including design of two new signalized intersections, the signalization of two existing intersections, and the modification of four additional signalized intersections.
