RSA provided Use Permit Processing and Civil Construction Documents as well as assistance with the Permitting process.
To build this wonderful estate home our main challenges were the hillside grading, fire protection and offsite improvements.
Hillside Grading - The residence is poised in a position with a great view; the pool and the courtyard overlook surrounding properties. In order to get that view, significant slope grading was performed providing appropriate slopes adjacent to the building and so that the driveway could be built.
Fire Protection - The water pressure in the street was not adequate to supply fire protection at the house. A dry wharf hydrant was placed at the top of the driveway, which was connected to a hydrant at the bottom of the hill where fire truck pumping would occur.
Offsite Improvements - This flag shaped parcel fronts the street for several hundred feet. Since the parcel accepts runoff from adjacent properties, offsite improvements were made to benefit the community. A rock lined drainage channel was designed to match existing driveway culvert invert elevations to convey flows beneath driveways until the point of connection in the public storm drain system.
An interesting detail about this project is that at approximately 10,000 SF this project was one of the largest residences permitted in Napa in 2003.
