The Meritage Hotel will be a 100-room Tuscan style resort hotel featuring an outdoor swimming pool and spa, fire pits and a bocce ball court. The 10-acre site accepts rainfall runoff from over 85 acres, sits on hard bedrock at the bottom of a steep hill and has very little vegetation. A design for grading and drainage of over 25,000 cubic yards was created, and water, sewer and storm drain utilities. A headwall designed to retain 100-year runoff flows is situated at the back of the site. Driveway and parking lot runoff is treated biologically before discharge to receiving waters by a series of bioswales fronting the project. The runoff from the rest of the site is collected in a storm drain system and physically treated in a wet vault prior to discharge.
The hotel development plans were designed concurrently with the neighboring timeshare parcel. Therefore, both the developers and the plans had to be precisely coordinated with respect to grading, drainage and utility design, conditions of approval and site constraints to provide a workable set of plans that could function independently of each other.
