RSA provided a full scope of services including conceptual planning, tentative map, improvement plans and phased final maps for the 90-acre, 72-home subdivision in west Napa. The site is located on a hillside and is surrounded on 3 sides by creeks, which subjected the project to hillside grading regulations and strict regulatory agency requirements.
Project highlights included landslide repair, extensive layout and grading studies to minimize impacts and costs, 3 bridge crossings, and a complicated storm water control system. Through the use of detention facilities consisting of oversized underground detention pipes and aboveground basins interconnected with water-quality BMPs, we were able to achieve maximum project yield while satisfying agency requirements. The project also included offsite improvements of 1200 feet of waterline upsizing and 700 feet of public curb, gutter and sidewalk.
