This was one of the last large undeveloped parcels within the City of Napa, approximately 19 acres. The parcel used to be an orchard operated by the Von Uhlit family. The original tentative subdivision map included the construction of a 79-lot residential subdivision and apartment sites (Montrachet Apartments). The major hurdle since the beginning of the project has been site drainage - how to mitigate the increase in drainage runoff from the proposed site without compromising land usage, safety and aesthetics. The increase in surface runoff was mitigated by constructing underground detention facilities, totaling 1840 linear feet of 60î cast-in-place concrete pipes.
Riechers Spence & Associates provided Tentative Subdivision Map preparation and processing with the City of Napa, as well as construction plan engineering, and construction engineering services including construction observation and staking.
