This development had extensive EIR related requirements and included offsite improvements, including a 4,000-linear foot water main and a traffic signal. The project design also included detention ponds and the creation of a floodplain overflow terrace, whose footprint we minimized by conducting a Hec II Analysis. We worked closely with the California Dept. of Fish & Game, the Corps of Engineers, and the Regional Water Quality Control Board, and the City of Napa to obtain permits and approvals. The project also required that we design a bridge to span a drainage channel, mitigation of wetlands, design of a pedestrian bridge and pathways, incorporating a 102-unit, 3-story affordable apartment complex, and working within the parameters of existing neighborhoods.
